I would say that you want to have an agent do a CMA(comparable market analysis) to truly get the value of your house. They are going to take the most up to date data and crunch the numbers to give you the best possible price to be competitive. sites like zillow.com could be using data from a year and half ago and as we all know the market has changed a ton since then

You can get rough estimates, but for a reliable idea as to where the market is right now for your home, call or email your realtor. They will pull the most recent sold comparable homes and prices. This is also part of what a licensed appraiser will do. The most recent CLOSED homes will give you the best indication of market value. Remember, market value is basically a snapshot and is changing constantly. It is the price a willing seller and a willing buyer will agree to transfer the property for at a particular moment in time. It doesn't have anything to do with what it was purchased for or what it may have been worth a year ago or even last week for that matter. You can also do internet searches in your local paper sometimes. If you know that the addresses of comparable homes, sometimes you can see what sold when. Its easier to have your realtor pull comps because they can search for specific things that make our house like another house, plus its WAY easier :)

I don't recommened the use of the Internet when finding the value of your home. Only a licesnsed Appraiser can give you the value, however, your local Realtor can use information on recent sales and current inventory to more accurently tell you what Buyers are willing to pay for a home similar to yours. I've played around with those "find your home's value" features on the Internet and most of the time, the information is not current. Good Luck

The best approach is to have a licensed real estate agent that is knowlegable about the area. Internet services such as Zillow tend to grab all sales within an area which include condo's and single family homes and sometimes multi unit home. Have a local agent do a full market analysis!!!

That would take alot of time searching through all of the local listings that are comparable to your home. The best way is to call a local Realtor to do that work for you. For free!

You can find online estimates at RealEstate.com, Zillow, and Cyberhomes. All of these models work on different considerations around recent comparable homes sales, previous sales price, and tax information. The ranges vary by site, and have a margin of error of 5-20% depending on area and available data.
