Legal Description
A legal description refers to the officially recognized location and identifying factors of a property. This description must be included on a deed in order to ensure that the buyer is actually getting the property that he or she wants. This legal description might include the coordinates of the property in addition to any special landmarks that might distinguish it from similar properties. The legal description is often at issue if the parties have any sort of problems with the title. If a buyer acquires the right to a property that is not properly identified, he or she will have significant difficulty defending their rights in court at a later date. Attorneys are often involved in ensuring that the property is properly identified in the legal description. In many cases, the legal description will need to include whether the property is residential or commercial in nature.
