Single Family Detached
Bernadette Stech, Paonia Realty, 970-261-5928, firstname.lastname@example.org, www.paoniarealty.com: Rain Crow Farm sits on the south bank of the North Fork of the Gunnison river just outside Paonia Colorado. The location is idyllic and private, being the last (is the last house on the road) property on a dead end road. The renovated farm house sits underneath huge cottonwood and ash trees and will stay cool without air conditioning (approximately 70 deg F) even when summer temperatures reach 90 deg F plus. The home is a cozy, country home with classic covered porch and many windows to view the summer greenery or winter landscape. The beautiful Colorado Rocky Mountains are right there to gaze at! There s a large kitchen with stained concrete counter tops, fir floors, kitchen island and kitchen bar. Floors are refinished wood, and tile in the bathrooms. In addition to the main house, there s two small guest accommodations that include a yurt near the main house and a small hogan style cabin in the woods near the river. The property has approximately two tenths of a mile of private river frontage. Whether you have farming in your blood or are just looking for the that perfect place on the river, you ve found it here.Rain Crow Farm has been operating since 2005 and has become one of the most respected farms in western Colorado. "Rain Crow" is an Appalachian folklore name for the Yellow-billed Cuckoo which is considered a rare bird species in the western US. You can frequently hear cuckoos in summer at the farm which reflects the health of the riparian habitat at this location. Owners, Kerry Noonan (farmer and teacher) and Jason Beason (ornithologist and farmer), have poured their hearts and souls into making this a successful and profitable small farm . The river-bottom soil is simply the best in the area and has received supplements for the past decade. The soil here is un-matched in western Colorado! We have built five greenhouses of various sizes which are all in perfect working condition (one with propane heating) and are included with property. This small farm has all of the tools (including a 27 hp Kubota tractor with implements - included in the price if desired) needed for a farmer ready to take over the business. A reliable and effective irrigation system with 3 and 1.5 HP pumps and plenty of water from one of the oldest, and thus most reliable, irrigation ditches in the area are also included. There are many accounts with local restaurants and health food stores ready and willing to buy produce from new owners. This includes accounts for flowers/bouquet (contact information will be provided). The owners have raised goats and there s established pasture with fencing if you would like to continue this tradition. They ve conducted Bio-dynamic experiments on the property and have been certified Naturally Grown since 2006. A small orchard (apples, pears, cherries, and apricots) is also on the property. Many perennial flowers and herbs (including some specifically for bio-dynamic preparations) are well established.Natural beauty and biological diversity at Rain Crow Farm is simply amazing. The farm is in a class of it's own as far as butterfly, bird, tree and shrub variety. Owners received a grant from the NRCS to plant 1/2 acre of native shrubs (some of which provide berries for jam!) along river to benefit wildlife and stabilize the river bank. To demonstrate the avian diversity the owners can provide a bird list of 190 species recorded at the farm which is ranked 86th for the entire United States in Cornell's eBird database. River Otter, Black Bear, Mountain Lion, Elk, Mule Deer, Red Fox, and Mink have all also been seen on the property.
