Farm/Ranch - Location: This parcel of land is located in a prime farming area of Pecos County. Belding Road, FM 2037 is approximately 8 miles southwest of Fort Stockton and easily accessible from Belding Road Exit 253, off I-10 W.

Water Wells: There are 5 water wells on this property, one being a house well. The other four wells are irrigation wells. Underground water is from the Edwards Trinity Aquifer. The water is of excellent quality and there is an abundance of water in this area. Historical data of recharge and draw down causes some to say there is an ocean of water in the "Edwards Trinity Aquifer". More irrigation wells can be drilled according to the (MPGCD) by making application. There are no restrictions on the amount of water that one can use in farming that it cannot affect the neighbors use of water.

According to MPGCD, the wells are 320 to 340 feet deep. The buyers are encouraged perform due diligence in accessing the water wells capabilities.

Minerals: Tract 1 consists of 112.5 acres is State Mineral Classified which allows the surface owner to have mineral interest with the State of Texas.
