Productive piece of creek bottomland about four minutes north of Mount Vernon. This tract is currently leased by a neighbor for cattle grazing, and has a really good coastal bermuda and native grass cover on it. The lessee has just mowed the pasture, so it is easy to traverse on an ATV. There is one good pond on the property, with another couple of small, wet-weather ponds that need to be cleaned out. Fences are fair, and could use repair. However, lessee says he does not have a problem with cattle straying and not returning to the property. The north end of the property is approximately 2000' south of White Oak Creek. Much of the property is surrounded by thick woods, especially on its north and northwest sides, and is an excellent area to deer or hog hunt. Currently in ag value, the taxes for the property amount to about $10 per month.
