Great access off oil pipeline service road at south end of Pippin Lake. The service road runs adjacent to the property for the first 450 feet of the road (see Plat). There is a gravel driveway that goes onto Lot 3 coming off the service road. Look for the Stop Sign where the service road hits the Richardson.
Land is partially treed (white spruce, aspen & cottonwood), but most of it is cleared & usable. Nice trees and solid land.
Owners had considered developing commercially, starting with a RV campground and general store, then expanding to include fuel station, restaurant, postal center, Laundromat, misc. retail and anything else that might have a need in the area.
