Missoula s beloved Marshall Mountain! A gem of outdoor recreation for the local population, most notably as the local community s favorite ski mountain, the property been host to local families and their friends for generations. It is at Marshall Mountain where they learned to ski, held weddings and family gatherings, participated in community activities and enjoyed a plethora of outdoor recreation on the property and surrounding lands. It has only been within the last few years that the facility ceased skiing operations and has been renting out the lodge building for weddings, family reunions and other large gatherings, and catering to various groups for events such as winter carnivals, snowshoe and Nordic ski races and World Cup style cross country mountain bike racing. What makes the property unique is that it is bordered by Forest Service and Five Valleys Trust land and Marshall Mountain s close proximity to and easy access from the population center of Missoula provides the community with back-yard access to unfettered nature at its finest. The property is a popular access point for hunters, horseback riders, hikers and backpackers, and various other back-country enthusiasts. Situated just east of Missoula, the property makes up nearly an entire quarter section of land; the parcel is approximately 156 acres. The property is zoned C-A1, Open and Resource Lands, and permits uses including agricultural activities, single-family dwelling, guest ranch and other conditional and special uses: commercial recreation including country clubs, ski areas, campgrounds, riding stables and more. Marshall Mountain has varied topography; there are flat and gently sloped areas near the entrance and base of the hill where the lodge buildings are located and the remainder of the property is beautiful mountainous terrain with cleared areas that have been maintained for use as a ski mountain. In the past when the property was operating as a ski facility, Marshall Mountain leased access to the quarter section at the top of the main chairlift and was permitted to install and maintain ski runs and a continuation of the main ski lift on the leased land. Five Valleys Land Trust now owns that quarter section and has maintained interest in working with a new buyer of the Marshall Mountain property and discussing possible lease options to facilitate similar, non-motorized use of the Five Valleys land, including a ski facility. There are two primary buildings on the property, the former ski school/rentals building and the main lodge. According to county information the two main buildings were constructed in 1958 and 1975. The buildings have undergone modifications at various points throughout the years; the outbuildings were constructed in the 1970s and one in 1999. The buildings all appear to have been well maintained and have been upgraded with metal roofs. In addition to an extensive FF&E list, the property comes with water rights, piping for snow making is in place and there is plenty of water available for irrigation in the summer and snow making in the winter. Marshall Mountain is suitable for many different types of recreational and private uses such as athletic events, corporate outings, family gatherings, holiday parties, company picnics, community and charity events and many, many other types of events and activities. The property holds years of community history and is an important, endearing component to the Missoula community as a whole.
