Seller Broker


A seller broker represents the seller in a real estate transaction. There is a fiduciary relationship created by a listing contract between the seller and the broker. This relationship of trust transfers to any broker who is paid a commission by the seller in conjunction with the listing contract. A large number of real estate sales are conducted in this fashion. There is an opposing situation where the buyer actually pays the broker's commission. This is referred to as a buyer broker. Buyers and sellers should know who represents whom when involved in a real estate transaction. Often buyers mistakenly believe that agents who are showing them properties work for them. Usually the agent is working for the seller because that is who contracted with the broker to list the property.
