As an out of town investor, I relied on William to serve as my eyes and ears and he was diligent about communicating via video conferencing to allow me to stay current on new developments. His expertise saved us thousands of dollars on unnecessary repairs, yet he advised us of things that were a must in order to get the price we wanted. William acted on our my behalf at closing and remained consistent in acting in our best interest. He continues to assist in resolving some unforeseen issues that came up at closing, even after the completion of the sale. My partner and I are really pleased with the service that we've received from William and we're now working with him to purchase our next investment property. Extremely reliable and communicative 5. An excellent strategist 6. An amazing listener who will memorize your priorities/limitations and work to make things happen within those parameters I had never met or spoken to Will before he was referred to me by my lender, so I wasn't sure if our personalities would mesh; you never know if a realtor is going to be pushy or lazy, but I could NOT have gotten luckier to stumble upon Will. My first sense of how Will and I would work together came once he set me up in the client portal, where I could look through homes and flag items I wanted to see. Will was able to keep up with my pace, which was very FAST! I am extremely OCD and hate having things on my to-do list, so I was impressed that Will was able to keep up with all the houses I wanted to see and replied to me speedily at all points in time. I didn't want to miss anything, and Will was so accommodating with scheduling visits that I didn't feel as though I missed seeing anything I really wanted to. When we first started touring homes Will took a back-seat and observed what we liked and didn't like in what we were seeing. During our search I quickly realized that Will was a much more valuable asset than I had anticipated. He was able to walk into homes and point out leaks or improperly installed items very quickly. You'd think I was walking around with a contractor, for how knowledgeable he was. Side note - I must commend Will because he endured so much bickering and awkward family fighting, but he never let his discomfort or aggravation show. We even ended up putting an offer on a house and then pulling it a few days later because we got infatuated with it and later realized it didn't meet all of the priorities we had delineated before beginning this process. I felt immensely guilty for wasting everyone's time, but Will was completely understanding and didn't make me feel bad about starting over at all. I imagine he must see lots of people at their worst, but I couldn't have appreciated his tolerance of us more! When we finally found the house we wanted I got to see all of the ways Will is a great strategist. He helped us decide what to offer, how much assist to request, and when/how to request certain things (like repairs). Will did everything in his power to get us the best deal possible on our home. He was able to sweet-talk people or play bad-cop with them, all on my behalf. I also hired an inspection company that Will recommended, and was SO THOROUGHLY impressed with them. Will stayed for the entire duration of the inspection, even though he had to push back another appointment. He realized that some issues that arose during inspection were important for him to see/hear about, so he pushed back his other client to stay with us. Upon receiving the inspection report, we went through all the items and Will helped us isolate what was and was not important to ask the seller to remedy. Everything we asked for was ultimately taken care of! Lastly, I can't even begin to describe to you the drama and aggravation that I experienced with my mortgage lender. I was being dicked around a lot and Will was there to vent to, reassure me, and help me negotiate a better deal. I didn't even know it was possible to negotiate rates and costs with lenders but Will did, and he helped me get precisely the deal I was after. He even took it upon himself to reach out to other lenders to get some sample rates and costs for me, just in case I needed a Plan B and had to ditch my original lender. It was so reassuring to know that Will was strategizing behind the scenes for me, and doing things to make my life easier without stressing me out and involving me in every single detail of the process.
