If you are looking for the near perfect hunting ranch, this one can not be matched With a 2700 acre ranch to the east and smaller but not tiny tracts on the other 3 sides this location cannot be beat. This ranch is accessed by a road at the end of a lane which the buyer need to build. The access road could be an easement or purchased. You would need to fence the tract off but ag evaluation could be kept by simply leasing out pasturage part time to the seller who owns the property to the west. The tract has a lot of cedar, mesquite and cactus which will need to be cleared off. Although these improvements need to be figured in to the final cost, the low price per acre more than makes up for the final cost versus the price of lands near by and none match its location. Although it has a remote feel, it is only 3 miles off the highway and 1 mile off a county lane. The only improvement is a well on a solar pump.
