30' X 60', concrete 2 x 2 x 2 footers with 3 strands of 1" rebar set 4" into concrete and lifted by 3" fire brick, applied all around the perimeter, double blocked in the corners. Rebar runs tied at all laps every 8-10ft at pillars with three lengths of 20ft sections running 10 ft apart across the 30 ft. width. Rebar runs up through the pillars filled with concrete which are covered by aluminum termite shields that lay between the pillars and treated 2 x 12's tied to the rebar by foundation bolts.
FLOOR JOISTS consist of 3 sandwiched 2x10's that run the building along the perimeter every 10 ft across the length and width. FLOOR DECKING is two layers of 1" thick poplar in an X pattern across the joists some 1 x 4, some 1 x 6, some 1 x 8 all across.
FINISH FLOORING: In bedrooms and living areas--3/ 4" tongue and groove white oak; in kitchens and baths tile over concrete board on 12" center floor joists in these areas and wood room, with a 4x4 special concrete footer under the wood stove.
ROOF: 2 X 10 on 16" centers with 1" poplar decking; STRAPPING: Runs from the bottom and over top at the outside walls (2 x 6 on 16 " centers which are load bearing). Strap comes up out of concrete pillars, wraps the beam completely, runs up the wall, over the top plate and back down the wall a distance of about 18". All load is to the outside front and back walls with wind bracing running across every rafter about 3ft down from the peak. Porch roofs are attached at the rafters to the main roof rafters. Regarding the open areas above Kitchen and bedroom walls above ceilings, preparation exists to receive drywall tie-in to close these areas if desired. All interiors walls are non-load bearing.
