Affordable lot, just inside the City limits, in the hills overlooking downtown Kingman. This portion of downtown is currently undeveloped, so there is no water. Electric lines are approx 750 ft South at Douglas. Zoned Residential, for manufactured home. The roads in this area are very rough and rocky, but taking Douglas isn't so bad. We drove up on Douglas to 3rd and then hiked 750 feet North to the property. Breathtaking views all around. Clean air. Quiet. There is a railroad tie/barbed wire fence running as far as the eye can see both East and West along the South border of the property where Curtis Ave should be. This is consistent with the Kingman City Limits and may be there to keep range cattle out of downtown. This does limit access to the lot from the West and would need to be addressed.
