Arlene Curry is licensed for commercial real estate brokerage in Iowa, South Dakota and Nebraska. She earned her law degree from the University of South Dakota and practiced law in Sioux City for over a decade before moving to real estate.
Curry specializes in Office, Industrial, Hospitality, Landlord Representation, Tenant Representation, and Land.
With this background she has been involved in numerous complex negotiations and closings. She has successfully handled transactions involving business sales, rezoning and like-kind exchanges.
Background & Experience
Arlene Curry has been involved in commercial real estate in the Sioux City region since 1984. She has been a Broker Associate with CENTURY 21 ProLink since 2015, and is licensed in Iowa, South Dakota and Nebraska.
Curry has found success for her clients maneuvering through the recent challenging commercial real estate climate. Recently, she represented CF Industries in site assembly for its $1.9 billion expansion at Port Neal, and in the sale of its 171,000 sq. ft. Terra Centre office building, Sioux City's premier 10 story downtown office address, Stream Global Services in the lease renewal of a 160,000 sq. ft. office building, and Buyer's representative in the purchase of the 24,000 sq. ft. former Staples retail/warehouse building. Arlene's work in North Sioux City, SD has involved the sale and lease of several office and industrial buildings, most recently assisting Seed Point Solutions in their site selection and acquisition of 17 acres in North Sioux City, South Dakota and Sand Creek Post and Beam on a call center site selection. Her auction services resulted in the successful 105,000 sq. ft. land auction on behalf of Woodbury County, IA.
Arlene's sales and lease portfolio has an emphasis on industrial and office properties. She has recently sold and leased industrial properties for Long Lines, Ltd., Handy, LC, Electronic Engineering, P & H Wholesale, Central Kitchen, and PowerWash USA. Significant office and medical office clients include Stream Global Services, Avalon Properties, Inc., Terra Centre/CF Industries, Kreiser Surgical Inc., Lazaderm Properties, LLC, Dunes Eye Consultants, Synergy Home Care and Hospice of Siouxland. Other transactions for nonprofit and government entities include the Sioux City Community School District, Woodbury County, Boys Town, Girls Inc., Siouxland Y, the City of Elk Point and the Dakota Conference United Methodist Church. Retail transactions include leasing at Southern Square, a shopping center with a GLA of 107,754 square feet, including the recent placement of the largest restaurant in Sioux City.
Curry received her undergraduate degree in communications from Oklahoma State University. She was honored by the university as the Outstanding Woman Graduate. Arlene graduated from the University of South Dakota School of Law, receiving highest academic honors as a Thomas Sterling Honor Graduate. She is published in the South Dakota Law Review.
Prior to entering commercial real estate, Curry was a real estate attorney and a partner in a local law firm. Her clients included real estate developers, such as Mid-American Energy in the development of the community of Dakota Dunes and the Gateway Business Park. She was involved with land development of a medical park, apartments, housing developments, and retail and office buildings.
Arlene has the prestigious CCIM designation. (Certified Commercial Investment Member) CCIMs complete several weeks of class work with a curriculum that covers skill sets such as interest-based negotiation, financial analysis for commercial investment real estate. CCIMs are required to submit a transaction portfolio demonstrating the volume of their commercial real estate experience.
