Larry uses a professional photographer who produced outstanding interior shots of our home. Larry Theodore was a great agent he saw us years ago when we were thinking if selling when we met him he was so polite and informative . he always persistent and sending us cards in the mail and a poinsettia at Christmas so I knew I had to call him when we were ready to sell our house he was a great agent he was qualified for 30 years with a great record of sales he explained everything to us he helped us along all the way was always ready to answer any questions he was awesome in setting up the open houses and always polite and calling us ahead to let us know if someone wanted to see the house he was always courteous to let us know ahead of time they were coming and at the end he was so helpful at the lawyers office and the closing I really can't say any more then that I highly recommend him I would and I have recommended him to one of my friends and I would recommend him to anyone he's a great agent and he's knows how to sell a house so if you want your house to get sold I would call larry Theodore!!!!

Over the past 18 months we have sold two other houses. Unfortunately they were out of state and Larry could not be our agent. Larry Theodore is what every agent should be and more. He went above and beyond for us numerous times. Larry arranged for contractors to make some minor repairs. He negotiated with the buyers' agent and both of the attorneys. Larry would always return calls and emails before the end of his business day. Larry kept us up to date on every phase of the sale. What convinced me to hire Larry relative to another well referred broker was that Larry seemed much more anxious to sell the house. He correctly pointed out that we needed to get the house on the market right away before the big spring sales rush. He also assured us that we didn't need to spruce the house up (e.g. redo the kitchen). Timing was much more important. He was right.
I would like to especially emphasize Larry's timely communication and follow up with the buyer and village to make sure all items were handled properly and the sale kept moving forward.
In terms of pricing, Larry nailed it. We got a full price offer right out of the gate.

We lived in our home for 53 years and when we made the decision to sell Larry Theodore was the first person we contacted. Larry sold our aunt's house in Farmingdale and we were impressed with speed of the sale and of his knowledge of sales the process and of his ability to get things done. As far as the sale of our house Larry conducted a detailed walk thru and put together a comprehensive write-up to present to prospective buyers. Bottom line is that the first people that looked at our home made an offer we could accept so we had a sale in about two weeks after our house was listed. Through out entire sale, the contract process, and into the closing Larry was on top of all aspects of the process and kept us informed of progress/problems along the way. If a problem did come up he contacted who ever he needed to and got it resolved. Larry did a fantastic job and, as a result, our closing occurred four days earlier than the estimated closing date.

Even though Larry was working for the seller he did everything possible to make this transaction go as smooth as possible. Any questions or concerns I had he was available instantly and I never had to wait for a response no matter how early or late I contacted him. When we finally scheduled our final walk thru of the property, even though he didn't have to, he showed up to make sure we were satisfied with our decision to purchase the house. There was a light that wasn't working in one of the bathrooms and he sprung into action, checking everything to make sure it was working properly. It might seem like such a small thing for him to do but it was big in our eyes to see him helping with even the most minor of issues. My closing was delayed for a few months, no fault of Larry's or Century 21 Dallow. Larry was extremely responsive to my many inquiries as to the status of the buyer's loan. Although this was outside of his control, he kept the lines of communication open between the buyer's bank and me. He responded in a timely manner to every phone call, text and email I sent. Even when I became somewhat impatient Larry was always supportive to my concerns. Without a doubt I would recommend Larry Theodore and Century 21 Dallow Realty.
