Covenants, conditions and restrictions, also known as CC&Rs, are the rules and regulations that affect certain properties, and homeowners must adhere to them while owning the property. CC&Rs are commonplace in master-planned communities, and they typically comprise a variety of issues that pertain to residential living. A restriction on parking oversized vehicles in driveways is one example of a restriction. A limitation on operating home-based businesses from home is an example of a covenant. CC&Rs are conveyed to the homeowner when he or she purchases a home that is subject to such restrictions. Typically, a homeowner's association is tasked with monitoring and enforcing CC&Rs throughout the neighborhood.
