Hello My name is Brian P. Lanoza, Realtor at Century 21 Advantage Gold, PA's Largest Century 21 Firm! So you're looking to buy or sell your home. So many questions and so many Agents where do you begin? Experience shows that consumers find success with Agents that are readily available to them and also with Agents who have transactional experience. It doesn't matter if your Agent has been in the business for under 1 year or over 30 years if your Agent is not celebrating settlements with happy clients on a regular basis, how can you be sure that you are getting the best help possible, resulting in the best deal possible? When it comes to your real estate transaction, don't short change yourself, hire an Agent who is a skilled & focused Negotiator, someone you feel comfortable with as your experienced Consultant, & someone who is a thorough Overseer of your transactional details. These are my three roles when I work for you!

I have been selling real estate since 2004. My competitive spirit along with my moral upbringing have guided me to become one of the most productive and successful Real Estate Agents in Pennsylvania. My first year in the business I was awarded Rookie of the Year in my company. Over the years I've earned the Prestigious Century 21 Centurion Award for Overall Production; the Century 21 President's Award along with many Outstanding Customer Feedback Awards. My proudest accomplishment was earning the Century 21 Centurion Honor Society award in 2016.

I've sat on top Agent panels and spoke to other real estate professionals about how to build successful real estate careers especially when you are new to the business.     Brian is the man! He made time in his schedule for every house I was interested in and in half the cases, met with me at a home within 30 min of my initial contact. He is a local and knows the market very well so his insight into neighborhood history and promising communities was very important in decision making. My settlement was scheduled for 35 days after seeing the property and was coincidentally the same date that my lease expired on my rental. Everything needed to be submitted and verified in a timely manner to meet the deadline and not become homeless. Brian was very hands on in each step and was constantly emailing my mortgage lender, title company and insurance company to make sure everything was on track. We came down to the wire with having everything ready for settlement and I know for a fact without Brian reviewing and questioning documents, I would have missed the settlement date for sure. Settlement date came and it was the Murphy's Law of settlements. My title company dropped the ball and didn't have the deed and other documents ready, and when they did send them in, half of the information was for another property! I chose a different title company then what Brian had suggested to save a few bucks but paid for it in the long run. Settlement was scheduled for Friday 8:30 AM and we only completely closed by 6 PM. He was on the phone for most of the time trying to make sure everything was correct and I wasn't homeless heading into July 4th weekend. Brian moved things from his personal schedule to accommodate the longer than normal closing. Brian could of called it quits and rescheduled 2 hrs into the closing but he stuck around and was active for the whole 9.5 hr long process. This man fought for me every step of the way and I'm sure he'll do the same for any future client.
