Gerald Cibulski (Jerry) was initially representing the seller when we met him at the open house. However, his knowledge of the local area, professionalism and interest in us as buyers helped us feel well served, so we selected him to represent us in the purchase of the house. Because we decided to bid on the house after it had only been on the market one week, we needed to get up to speed on comp values fast. Jerry took the time (about 3 hours) to sit down with me and review all the other houses on the market in the area in which we were looking. Between my knowledge of the local area from years of summering on the North Fork and his extensive knowledge of the towns, neighborhoods and market values we were able to connect very well. I got up from the table feeling like we had left no stone unturned and headed out over the next few days to see the few houses we had identified together that might suit our needs like the one we had fallen in love with. Thanks to Jerry we felt very well informed as we put together our opening offer and entered negotiations feeling confident that we would be able to pay a fair price for our dream house. Jerry is an excellent listener and a people person. He also understands how to get things done. He works hard while making it all look so easy. The sellers for our new home were an estate. Jerry had a very good read on the family and was able to seriously guide us through the bidding process. With another bidder working against us and several more waiting for us to falter, we put our trust in his ability to work through the negotiation process. Later on in the process several issues regarding a CO for the property and the dock came up. Jerry didn't walk away from the seller or us after the contract was signed. He diligently worked with the seller and the Town of Southold to make sure that all the details were addressed to get the sale completed. It should also be noted that Jerry communicates very clearly and and is very timely in responding to requests for information. At no time during our three month buying process did he ever delay in returning one of our calls. It has been a real pleasure working with Jerry to purchase our new home. From initial contact; through the various negotiations with the seller; inspections; resolution of CO issues; and right up through closing day he has always been knowledgeable, hard working, transparent and helpful.

We live in Manhattan and wanted someone who understood the concerns that "city/apartment dwellers" have when buying a (first) house to use as a second house. Someone who could talk us through the whole process and make it easy and manageable. Jerry really worked hard to find the right house for us. He also has excellent "vision" to see the potentials in both a fixer upper and an established home that might just need a bit of work. He was great at communicating those ideas and letting us know how to get there. He really explained the market and understood our needs. He's all about finding the right "fit" for his clients, not just making the sale. We were very happy.
