We had a second house in Amherst NY that we sold. We used Jerrold Thompson a few months prior to purchase a lot of land in Orchard Park NY. After checking other realtors, We decided to use him to sell our house. Jerry went way above what other realtors were going to offer, he had a professional photographer do photos, along with a drone shot and also a 360 degree shot. He also offered us a App that showed when the showings were taking place, tracked how many showings, what realtors etc. We always knew when the showings were happening. Other realtors were only going to do photos. He hit the price point right on to enable a ton of interest that drew in over 25 offers that went way over the asking price. We discussed the offers, he suggested we take the best 7 offers that were in the same ballpark with different requests to see how much better they could do. Then we took the 3 cash offers that were at of near the same and had them bid up again. This worked great, we were able to sell the house 28 percent above the ask price. The listing went live on a Wednesday, the open house by appointment started on Thursday and ended Sunday. Offers by Tuesday morning. All this in just 5 days. Jerry was always available by phone, text etc. If I left a voice message he always called back within minutes. He is very knowledgeable and knows what he is doing. He spared no expense on his part to market our house, with social media, photos, drove pics and 360 degree shows. The App he provided us was great, we always know when the house was being showed. Then his sales tactics in the end were great, and enabled us to sell 28 percent of the ask. The buyer asked to purchase some of our furniture, We provided Jerry with a list and price of what we would sell and Jerry ran the communication and ensured he had our payment in hand before our closing date, which he sent to us after closing. I was looking for a house for over a year and happened to meet Jerry randomly when I went to see one of the houses. I had worked with previous agents before and had no luck landing a house with them. Jerry is professional, knowledgeable and experienced, which was so evident throughout the selling process. He paid attention to details and made suggestions to improve the presentation of our home. We were out of town during the showings, and he checked the property every morning to turn on lights and went up every evening to turn lights off and make sure the house was locked and security system set. He was available at all times for our call and questions. We did receive multiple offers for our house, and he was excellent at helping us review and understand the details of the offers.
