Our main focus is helping clients achieve their real estate goals (buying or selling), whether it's sellers getting the highest price possible or buyers finding the perfect home, and making it as painless as possible. Customer service is very important and it is my goal to provide the highest service possible.
We specialize in Probate and trust sales.
No one should ever tell you that being an executor or personal representative can truly be stress-free because decisions will indeed have to be made. As an experienced Real Estate Professional, we will make sure that you are always well-informed in regard to these decisions - especially as they pertain to real estate. We will also help you with some of the difficult conversations you may have to have with family members and other heirs. If you haven't yet secured the services of a competent probate attorney, we can help you choose one whose good work we know and are comfortable recommending.
We'll help you at every step along the way and do everything possible to steer you clear of the minefields. Of course, you'll still have to make some interesting choices, but having us as an advisor by your side makes the task significantly less lonely.

Seller reviewSteven Padilla was a great person to work with. He spent lots of time in helping us get our home sold. Steven did not pressure us, he worked really well with with us. Steven Padilla and his team work excellent in getting her home sold. Couldn't ask for a better Communicator whether it was email, text, or phone. Steven was always available to answer our questions. I highly recommend Steven and his team to purchase or to sell a home.

Seller reviewSteven Padilla was recommended to me by a friend who had a great experience buying her house using his services. I spent several months looking at houses with Steven. I made offers on a few homes, and my offers were accepted. Unfortunately two of the homes had issues that caused me to not get them. Steven did not pressure me at all to purchase the home anyway. He said it was important for me to find a home that made me happy, and I appreciated that. I finally got a house in Los Angeles, and I loved the house. A couple years later I decided to sell the house, so I called Steven. Steven got right on the job. Me and him agreed on an asking price, and within a few weeks I had accepted an offer. The house was sold shortly ther after. I have not purchased the next home, but I will definitely use Steven when I decide to.

Seller reviewThe short sale of my father's home went smoother than we had hoped. Having read horror stories of the length short sales take, we were ready to expect no news regarding the sale of the home for over 6 months. However, Steven Padilla and his team hit the floor running and immediately put the house up for sale and started working with the banks to help secure a short sale approval. A buyer was identified within a month and the short sale was approved soon thereafter. It seemed too good to be true, but it wasn't. Buyer identified, short sale approved, and my father's house was (short)sold within about 3-4 months. Steven Padilla and his team are definitely your go to's for your selling needs! Couldn't ask for better communication, whether via email, text, or phone, Steven was always available and had a great demeanor when my father and I reached out.

He was knowledgeable about our home's area and its potential buyers. The selling process for the most part went smoothly and quickly. That was attributable to Steven and the staff that supports him.
