Seller reviewNot all real estate agents are alike. We've all heard this, but how do you really choose? Sometimes you're lucky, sometimes not. My choice (previous to Greg) was a case of not. All the best intentions going in, then weeks later it suddenly it all went very south. Oddly, it was over something as stupid as accurately measured square footage. We are living in a very litigious world and some agents can be so fearful of their license that "the facts" no longer matter. As a result, the seller can come out on the short end of the stick. It should be a priority that every square foot of your property be represented accurately. Our previous agent literally walked out for fear of using Engineering Drawings. Her preferred choice was the "famously inaccurate" town records. Ironically, the home inspection previous to closing with Greg, placed the square footage exactly the same as our survey! How does this apply to Greg ? Right off the bat, we handed him the SQ' survey and we were off and running. No nonsense ! My wife who passionately dislikes being talked down to, immediately connected with Greg. We both felt that Greg did a fantastic job listening. Most people pretend to listen. This becomes VERY clear sooner or later. Greg understands the market and did a wonderful job presenting his input clearly. If you are looking for a straight shooter, Greg is your guy. (Unlike most lawyers), Greg is always accessible. His staff headed by Stacey Weaver is top notch and was both efficient and effective every step of the way and through closing as well. If you think marketing your property can be challenging, just wait till it goes into contract. The buyer's agent can make it a nightmare for a seller. Stacey followed the process moment by moment and even responded during weekend hours when most agents have long since turned their phone off ! Since the real estate crash of '08 there has been a good deal of unnecessary fear in the industry. During contract, our higher end property was appraised much lower than contract price. In the face of ZERO realistic comps the appraiser "choked" and low balled the price. Another agent might have paniced and immediately suggested splitting differences. For a variety of solid reasons we held our line and closed at original contract price. It was still a value for the buyer and a success for us for NOT caving.
