We specialize in Probate and trust sales.
No one should ever tell you that being an executor or personal representative can truly be stress-free because decisions will indeed have to be made. As an experienced Real Estate Professional, we will make sure that you are always well-informed in regard to these decisions - especially as they pertain to real estate. We will also help you with some of the difficult conversations you may have to have with family members and other heirs. If you haven't yet secured the services of a competent probate attorney, we can help you choose one whose good work we know and are comfortable recommending.
We'll help you at every step along the way and do everything possible to steer you clear of the minefields. Of course, you'll still have to make some interesting choices, but having us as an advisor by your side makes the task significantly less lonely.

Seller reviewMr. Padilla will stay up all night to make sure he does what ever he can to help sell your home. I had to tell him to go to bed and get some rest so he could enjoy the rest of his vacation To me he went over and beyond his call of duty.

Seller reviewIt was important me that the Broker be accessible and keep in touch. Steven was very good about that. The house was mine but there were three people on the Grant Deed and he kept in touch with all of us. I couldn't be more satisfied. We had offers the first weekend that the house was for sale. The buyers dropped out when they found their credit had been hacked but Steven had another offer right away. Couldn't have asked for anything more.

Buyer reviewMy husband and I had been casually looking for a small investment property. We found one we liked on Zillow and contacted the listing agent Steven Padilla. The property was listed as Probate sale so we thought we may not hear from anyone for few days. Within few hours Steven Padilla contacted us and offered to show us the property on the same day. Our offer got accepted within 2 days. When I started having issues with my lender, Steven stepped in and worked diligently with my loan officer and helped us close the escrow on time. After the closing, Steven Padilla helped us find a good tenant within 2 weeks and wrote up our lease. Steven has been with us throughout the process from the start to finish. He also taught us the Do's and Dont's as a landlord. Steven's expertise, knowledge and dedication towards his profession sets him apart from the rest. His customer service surpassed beyond my expectation. No matter how busy he was, Steven always replied to my phone calls and text messages. Buyer reviewAfter managing to obtain 8 offers on the sale of my home, Steven was able to find us the perfect replacement property for my wife and I. Steven managed to get an offer for our home in only 3 hours! After the weekend we had 8 offers in and were ready to accept the best offer. As a loyal Bank of America customer (banking since 14 years old) it was natural for me to choose them for my home loan needs. Steven impressed me yet again after receiving poor and slow customer service from BofA. Steven personally joined me to a local banking center and was able to get me in front of a loan officer without an appointment. After the meeting with the loan officer I find out that I pre-qualify for a $1.2 million loan with an interest rate at 3.25%! You would think any agent would try and influence me at this point to buy a million dollar home. Instead, Steven allowed my wife and I to choose what we wanted at the price point we desired. Steven immediately got to work and was able to find our dream home for $510,000. We opened escrow with a non-contingent conventional loan and decided to use our savings; we planned to pay our savings back as soon as we sold our house. At the 11th hour as my loan was closing, BofA throws a curve ball and holds my funding hostage until I sell my house! With my purchase agreement nearing expiration I was standing to lose my earnest money in which I offered $20,000. At this point Steven's attention to detail, saved emails and endless conference calls with BofA allowed us to identify the errors made by the loan offer, home loan specialists and underwriters. Steven went to war for us and won! On June 16th we moved into our new home. Two weeks later the sale of our first home was complete and we were able to pay back our savings; a dream come true! We are so lucky to have met such a knowledgeable and committed agent. Selling and buying a house at the same time is as crazy as it sounds. Steven is a blessing and we will always keep him close in the future. If you are looking for someone that has your best interest in mind and that will fight endless battles for you then Steven is the right agent for you.
