Greg Hudgins is an old friend who had assisted me with the rental of my property last year. When I decided to sell, it made sense to use him as my realtor. I've known Greg for over 25 years dating back to one of his previous lives as a commercial carpet rep. I knew Greg's work ethic, attention to detail and drive to succeed from completing several successful carpet installations with him. I especially valued his project management, people and sales skills and his belief in doing things the right way. I trusted Greg and knew I was in good hands.
So here we were decades later working together again on a project of a different sort...the sale of my home. Only this project was complicated by the fact that I was not physically in VA during the sale process. To his credit and my everlasting appreciation, Greg handled everything for me from A to Z: pricing, negotiations, overseeing repairs, finding and hiring contractors, selling furniture, arranging movers and cleaners and following up on a myriad of details around the inspection and closing. I am sure he got more than he bargained for and things turned out to be much more time consuming than he expected, but he never complained. He stayed the course and always kept me completely informed via email and phone. Greg went the extra mile to make the sale happen and saved me from having to re-locate back to VA to manage things. I know Greg was dealing with other clients at the same time, but he always made me feel like I was the only one he had to pay attention to. I could not have asked for a more conscientious or better realtor.
Greg's dealings with the new buyers, their realtor, contractors, furniture purchasers, the title company, etc. were all exemplary. He is the consummate professional and I always felt like he represented me well.
Thanks to Greg I had a full price offer within several hours of my house posting on MLS. What is not to like? Greg helped me determine the asking price and spruce up the house before it went on the market. He had a great handle on what people are looking for and their hot buttons. He managed not only the spruce up but also the majority of the repairs that had to be done in response to the inspection report. He also took it upon himself to help me sell all the furnishings left in the house. He posted pictures online, met with potential buyers and ultimately arranged for the entire house to be cleared out by the closing date. That was certainly above and beyond the call of duty. Greg is by far a full service realtor extraordinaire. I can't say enough good things about him and would highly recommend him to anyone considering buying or selling a home. Trust me. You won't be sorry.
