I grew up outside of Chicago and learned that a disciplined work ethic and honesty are the keys to success, working with my parents in the family business. After graduating from Illinois State University, I spent 10 years in the retail industry as a district and area manager.

My wife Christine, and I now reside in Myrtle Beach, with our children, Thomas and Morgan. I specialize in single family homes, lots, and condos for sale.

The broad reach of your internet listings was critical to us. Also reaching the Myrtle Beach rather than the Pawleys Island audience. Brendon understood the importance of making some upgrades to the house while keeping the costs within reason. In the end, those upgrades probably swung the deal. He came in with the eyes of a customer and communicated their probable concerns to us so that we could address them. That proved very useful.

The market timing dictated that we reduce our sales price so we did not get what we had hoped for the property. The offer that was made was a "low ball" offer and it took several rounds of negotiating to complete the agreement. I thought the inspection list was a little insulting and after discussing this with Brendon and his staff we agreed on a response that the buyer ultimately approved of.

The Hurricane added a delay to the closing which was out of everyone's control but made our timing on the purchase of our new property frustrating with the re-inspection of the sales property. Also, the buyer's mortgage company was slack on getting the proper paperwork completed and that too delayed the closing.

The reason I would recommend Brendon and his staff was for their knowledge of the market and willingness to discuss the options with me on the selling of this property. He knows this development and how to get it posted on the social media sites which in today's market is the key to a successful sale.

I had many conversations with Brendon over the 3 year period and he was always willing to answer questions, and give me updated information regarding the market. When my father passed away very unexpectedly his condo was already on the market. Brendon Payne was handling this for him. My father was very impressed with Brendon but had not been realistic on the sale price and some things that had needed to be done in the condo in order for it to sell.

Though I could have chosen someone else to sell the condo I went with Brendon based on Dad's comments and praise of him. I met with Brendon and found him to be friendly, very easy to work with and very knowledgeable. I followed his advice and the condo sold within the first week it was on the market. I could not have been more pleased.

After the contract was signed, Brendon's staff, in particular Marc Michaelson guided me through every step of the closing. Their help and accessibility were invaluable.

Please remember, Brendon Payne was selling our house in Myrtle Beach and we were living in New York, so everything was done long distance. The way his team took control and got everything done was amazing.

3 or 4 years ago I had listed the condo with another agent -- ended up taking it off market as no interest was being shown. After I had taken the property off the market Brendon Payne contacted me. I was impressed with his courteous and non-pushy way. When I went to put the property back on the market last fall I called him as I remembered this is the kind of real estate broker I would like to work with.

I am so glad I did. He marketed the property vigorously. I was kept well informed. All aspects were explained and any questions I had were answered in an easy to understand manner. I was very pleased.

Every single contact was professional. I felt as though the entire office was working toward my benefit. I had no less than 3 seperate individuals handling the aspects of the sale.

Brendon absolutely knows the market and guides appropriately while never imparting any partiality to any decisions

In closing, as I mentioned above, there was a Professional approach however it never appeared to be about "the sale" as it was about what was I the customer trying to accomplish.
