Kristin Burns provided superb service in the marketing and sale of our home. As out-of-state owners for a property that had been rented for 15 years, Kristin understood the unique challenges of selling our home. She provided expert advice on the repairs and improvements that were needed to improve the appearance and effectively market our home. In addition to helping us determine the improvements that would provide the most "bang-for-the-buck", she also helped identify local contractors to do the work. When the house inspection identified some additional repairs necessary, Kristin contacted local contractors to do the work and managed the projects to completion. Kristin kept us up-to-date with details of each house showing as well as the status of other house sales in the local area. When we had multiple offers, Kristin helped us to finalize an offer above asking price. She also communicated directly with the VA Appraiser by providing him relevant "comps" to ensure our house would appraise at the sale price. As a result, our home sold at an historical high price for the neighborhood. We couldn't be happier with Kristin's service and would gladly provide our highest recommendation to future home-buyers. We now consider Kristin as a life-long friend.

Kristin took the time to listen and work with us; we had a specific timeline that could have adversely impacted her ability to sell our home. She took that in stride and our home was sold within days of listing. She explained all processes very well and was available via either text or phone at all times. We cannot recommend Kristin enough! We were renting and found out (unexpectedly) our landlord was selling the house we lived in, so were on a tight time frame to look for a place to buy. Kristin gave us options for lenders, was thorough in all her searches, really listened to what we had to work with (and what we needed), and helped us win the contract to our new home that beat out several other offers. The process of buying a home is stressful and can be crazy, but none of that was ever because of Kristin - if anything, she helped mitigate as much of that as possible. We will sing her praises forever!

Kristin was AMAZING! She showed up at our house with a book explaining the market in our neighborhood with our home's info already plugged in. She explained what to expect and gave us "homework" so she could better represent our home. She was so detail oriented and kept us completely informed. She responded to every text and phone call immediately. Her kindness and confidence were so appreciated. She had us hold on until we got what we were asking and didn't settle for the lower bids that came in first. She's truly a pro!!!! The brochures she printed for our home were GORGEOUS! My daughter and I looked through the pages and were blown away! We joked that we wanted to buy the house in the pictures!!! From her suggestions of colors to paint our walls and the stager's furniture and art choices, our house looked catalog worthy!!! Kristin gave us a checklist to use throughout the whole process so we always knew what came next. Her signage and print work can only be described as classy. Then during our closing she was bummed we didn't have her favorite attorney from her title company - which is mind boggling because the lawyer we were assigned was blown away with Kristin's work. I couldn't help but wonder why THIS guy wasn't her favorite since he thought she was the cat's meow. He couldn't believe what she got for our home during the current market. He couldn't believe she got the people we were buying from to cover our closing costs given the market. He was blown away we were moving into our new home with $12,000 in equity from the start. I knew Kristin was good, but this guy who understood the markets better than I ever could was blown away by what she did for us. She's the BEST!!! There aren't enough superlatives to describe our experience with Kristin. From selling our home to buying our new home, she was the consummate professional. And as if she hadn't already bent over backwards to help us sell our last house and buy this current one, we walked into our new home with her and she had a really beautiful basket filled with super thoughtful house-warming gifts. I will suggest her to everyone I know looking to buy or sell their homes! You can't beat Kristin's warmness, work ethic or results!!!! She is truly THE BEST!!!! They always had what we needed when we needed it. They were friendly and welcoming. Great group of people!!! You can't do better than Kristin!!!

I chose Kristin primarily because of her frank, no-nonsense, direct, honest approach to the activity at hand.
