I went with Eric Whitworth beause after talking with him and meeting with him it was clear he knew the area and what land was worth in Granbury. I didn't have any of such knowledge. He told me what we could list the property for, we did and it sold for the asking price. Other agents I have worked were always trying to get me to lower my asking price just so they could make a quick sale but I never listened to that.
