The property was sold to the tenants that were renting it (that Randy had connected me with!). The price was effectively negotiated off-line and the buyers and I came to Randy after the negotiations were complete. Both the buyers and I had history with Randy and knew him to be ethical and reliable. That, in combination with his willingness to handle the sale on a transaction basis, meant that the decision to use Randy as agent was a slam dunk. Randy then executed his portion of the sale to perfection and all parties couldn't be happier.
