The lot received a 5 bedroom septic permit from the Sevier County Environmental Health Department in 2021 (which has expired since it has been over 3 years, but a buyer can likely re-apply and obtain the same/similar permit).
There are ultra low HOA fees for the amenities in the subdivision, likely the best ''bang for your buck'' of any cabin subdivision in our area. Cedar Falls offers a community swimming pool, covered bridge entrance, basketball hoop, community fishing pond, pavilion, wedding chapel, playground area, beautiful creek, nature trail with spectacular scenery, and a beautiful open common area near the entrance with open grass area to play. The subdivision is a good fit for a short term rental cabin, second home, or permanent resident.
The combination of the terrific terrain to build (gently sloping/flat rather than steep for foundation), utility water (instead of well water), and low HOA fees save an owner/builder many tens of thousands of dollars in a build compared to the majority of lots in Sevier County. Not to mention being located in a luxury community with high end unique homes. The subdivision has easy access to Pigeon Forge and many of the backroads to navigate around traffic in the area during the peak season.
